City Parks Piggyback on Infrastructure

With land scarce, green space is being built into needs like transit hubs and power stations. But the projects come with challenges.....Salesforce Park is a lush landscape that stretches four city blocks atop a transit center in San Francisco. With lawns, hillocks, lavender beds, leafy trees and a walking path, it gives commuters a relaxing place to wait for their bus and attracts people who live and work nearby looking for respite in the middle of a busy city.

Despite its presence as a calming oasis, Salesforce Park faced stressful start-up challenges....Building a park 70 feet in the air atop a transit center showed how complex it can be to piggyback green space on active infrastructure. Such projects require coordination among many consultants and, often, multiple levels of government, with possible construction delays, cost overruns and pushback from residents....still, with land for urban parks scarce and prohibitively expensive, the practice is becoming increasingly common......“It’s a way of making infrastructure do double or even triple duty,” ....Parks add value not only for relaxation, recreation and human health,....but also for combating heat, absorbing storm water and providing habitat for wildlife....an infrastructure project with a park can cost less than two projects undertaken independently, ......“There’s an economy of scale and an efficiency,”....The idea of building parks on infrastructure can be traced to the rails-to-trails movement, which for four decades has transformed abandoned rail corridors into walking and biking paths.......The wildly popular High Line in Manhattan, which opened in 2009, gave impetus to the idea of adding greenery to infrastructure that is raised off the ground.....The High Line is considered a design and tourism triumph, but it has also drawn criticism for accelerating gentrification along its route and not better serving residents of nearby public housing.... adding green space to functioning infrastructure has gained traction.....The vast majority of projects are built on transportation infrastructure, however, including so-called deck parks over highways — adding green space while stitching back together sections of cities that the roadways ripped apart long ago...

The importance of platforms is closely linked to the concept of network effects: The more products or services it offers, the more users it will attract. Scale increases the platform’s value, helping it attract more complementary offerings which in turn brings in more users, which then makes the platform even more valuable… and on and on and on.

Know the odds

Most salespeople face far more rejection than acceptance. Knowing how many calls or meetings it takes to make each sale helps develop the positive attitude vital to succeed. After all, 99 rejections may be just the prelude to that triumphant yes.

Find a selling environment that suits you

Some people are great seducers, others dogged persuaders. Some like to make lots of sales each day, others prefer making one a year. Some enjoy high financial incentives, others thrive on the human relationships. Decide who you are first, then find a sales role that suits your personality type.

Be your customer's partner not their adversary

Great salespeople create value around products and services that they can convey and deliver to their customers. Paying attention and acting in the interests of your customer rather than yourself is very difficult. But as information about price and features becomes more widely available, service and relationships become the real value in each sale.

"My whole career has been built on one piece of advice that came from two people: [MCA founder] Jules Stein and [former MCA chairman] Lew Wasserman. In 1975 I was a law clerk at Warner Bros. I'd spent about a year trying to get a meeting with these two men. Finally they let me in to see them. They both said, separately, 'In order for you to be in the entertainment business, you have to have leverage. Since you have none--no money, no pedigree, no valuable relationships--you must have creative leverage. That exists only in your mind. So you need to write--put what's in your mind on paper. Then you'll own a piece of paper. That's leverage.'

"With that advice, I wrote the story that became Splash, which was a fantasy that I had about meeting a mermaid. For years, I sent registered letters to myself--movie concepts and other ideas--so that I had my ideas officially on paper. I have about 1,000 letters in a vault. Cloud computing for lean local governments

BasicGov sells software as a service (SaaS) and manages the business of running a community by writing software that resides on the Internet. Today 33 communities - 31 in the United States and two in Canada, Dryden, Ont., and Red Deer, Alta. - have signed on.

Governments lease access to the servers and software - up to five modules covering permits, planning, enforcement, inspections and licences, and a public portal. One user with one module pays $119 per month. Bulk pricing is available for larger clients.

Cloud computing is the future, and everyone from Apple to Google to Microsoft is betting that mainframe servers and physical software will eventually become a thing of the past.

The cloud is the Internet and users can access software that is stored on remote servers around the world on demand. Gmail is a common form of cloud computing.

Hodgson.On-demand software companies, like Salesforce.com Inc. and
Netsuite Inc., are benefiting from the recession, grabbing new corporate
customers faster than their traditional software competitors.

Revenue increased by more than 10% at each of the three largest
on-demand software companies by market capitalization in the last
earnings period.

By comparison, Oracle Corp. and SAP AG, the world's largest on-site
business software makers, posted single-digit declines. Market watchers
say more gains are likely as companies become familiar and comfortable
with the software.
